Large central Edinburgh apartment - located on the edge of Marchmont and just a few minutes walk through the Meadows parkland to the Old Town and the Royal Mile. Ground floor with it's own private entrance and gardens front and rear. This is the furthest away from the Royal Mile, but is Ideally located beside the University and overlooking the wide open spaces of the Meadows (large city park with tennis courts and children's play areas) which comes alive at Festival time with shows and theatre.

All in all a luxurious and spacious base which is ideal for exploring the city, enjoying the Festival or just having a relaxed holiday. Easy access for visitors with parking at the door and a wide selection of bars, restaurants and shops in the locality with the renowned Victor Hugo deli a few metres up the street.
The apartment is located on the south side of the city centre, a few minutes walk from the Tourist area of the Old Town, Royal Mile and Castle and then on down to Princes Street with it's world famous department stores.

Lounge - large 3 seater sofa bed, and 2 seater also, Widescreen plasma TV / DVD / home cinema surround sound. Very modern open plan feel with double height ceiling to mezzanine level above.
Living Area - Bright and airy, the flat is very central, just outside the courtyard you are met with cafe's and bars and restaurants.
View from the window - This is such a light and airy apartment, with a double height space with a second living area balcony.
Gallery Sitting Room / Den / Office - A second sitting room, but this one is equiped with computer, broadband and a playstation.

Master Bedroom - Large Double bed with duck down duvet and pillows ( asthma aware option available if required ) with en-suite shower room off.
Twin Bedroom - This room has 2 single beds
Kitchen/Dining
Kitchen / Dining - A well equiped Kitchen with plenty of workspace, Gas hob and oven, dishwasher, large fridge/freezer, washer/dryer, microwave, toaster, plenty of glasses and crockery. There is also a glass dining table and chairs to sit up to 4 with a charming view to the courtyard.

Family Bathroom - There are 2 en-suite bathrooms to the two master bedrooms, and 1 shared family bathroom.
2 En-suite shower/bathrooms - finished in Italian marble and polished granite floors. Great if you are looking for accommodation for the Edinburgh Festival in August.

Entrance hall - Access from Melville Terrace at the edge of the Meadows.
